Frequently Asked Questions
Permits, costs, timelines, and licensing — straight answers for your Miami construction project.
Most of our work is full home remodeling, and we also build new construction and custom homes. Have a question that isn't answered below? Get in touch.
Is Blank Construction a licensed and insured contractor in Florida?
Yes. Blank Construction, LLC is a licensed Florida Certified General Contractor (FL CGC #CGC1533917) and is insured. Benjamin Blank is a licensed GC with a civil engineering background and more than 15 years of construction experience.
Do I need a permit to remodel my home in Miami-Dade County?
Most construction work in Miami-Dade — including structural changes, electrical, plumbing, mechanical, additions, and many kitchen and bathroom remodels — requires a permit. We handle the permitting process for you: preparing documents, submitting the application, and coordinating inspections so the work stays compliant.
How much does a home remodel cost in Miami?
Cost depends on the size of the space, the scope of work, and the materials you select. Kitchen and bathroom remodels, additions, and full-house renovations each carry different budgets. We provide a clear, itemized estimate before any work begins so there are no surprises.
How long does a construction or remodeling project take?
Timelines vary by project. Most commercial renovations run about 4 to 12 weeks, kitchen and bathroom remodels about 6 to 10 weeks, larger home remodels about 8 to 14 weeks, and new home construction about 6 to 12 months. Permitting and material lead times affect the schedule, and we share a realistic timeline up front.
Can I stay in my home during a remodel?
In most cases, yes. We phase the work, protect the areas being renovated, and keep the job site clean and safe each day to minimize disruption for your family.
What areas around Miami do you serve?
We serve Miami and much of northeast Miami-Dade and southern Broward, including Aventura, Ojus, Hollywood, Golden Beach, Bal Harbour, North Miami, North Miami Beach, Hallandale Beach, and Fort Lauderdale.
Do you handle both commercial and residential projects?
Yes. We build and renovate both commercial spaces — offices, retail, tenant build-outs, and pools — and residential properties, from kitchen and bathroom remodels to additions and custom homes.
Why should I hire a licensed general contractor instead of an unlicensed handyman?
A licensed general contractor is accountable to state standards for safety, code compliance, and workmanship, and can pull the permits your project legally requires. Working with an unlicensed individual often leads to failed inspections, subpar work, and no legal or financial recourse if something goes wrong.
Do you provide free estimates?
Yes. Contact us with your project details and we will schedule a consultation to review your goals, answer your questions, and outline the next steps. Call (786) 746-7674 or send a message through our contact form.
What makes Blank Construction different?
You work directly with our small, local team rather than through layers of management. Benjamin's civil engineering background and GC license mean fewer surprises, cleaner coordination, and projects built to last — delivered exactly as promised, on time.
